Typically, I am payed through an agreement with the listing broker made through the MLS, Multiple Listing Service irrespective of the Agency Relationship. I’d be happy to explain when we get together.
Some argue that my fee is built into the sales price and you are actually paying it. Please note that appraisers do not take into account whether a property has been sold with representation or not. Whether a commission is paid or not does not affect the Market Value. So sit back a relax for now. The great equalizer is when you sell.

EVEN OTHER REAL ESTATE AGENTS ...
Another licensed real estate agent came to me and asked me to represent him in the sale of his deceased mother's home in Mill Valley. With hard work and extensive marketing, I got a great price for the property.
Next, the agent Seller and his wife turned their attention toward finding a home to retire into. We found a great home in Somoma.
The street number on the mother's home was 152 which was the same as the Sonoma home. The street name El Retiro (slightly different spelling) means "the retirement" in spanish. So 152 El Retiro it was and I prepared the offer.
The Sellers of 152 El Retiro had just made a major price reduction and then decided to rent instead of selling. I wouldn't take "no" for an answer and I was able to negotiate a great price for the client. This is but one of the many stories where I represented licensed real estate agents.There is no substitute for experience.

FINDING THE HOME
In this day and age when most listings are posted on the internet, finding a property is the easy part. Most of my buying clients today find homes on the internet and go to open houses. I will also search the MLS and work my extensive network of Marin’s best agents for properties that are yet to hit the market.
When properties have been identified, we will view the homes together where I will give you an in-depth overview of the buildings design, construction and observable condition. This is not a replacement for formal inspections but a broad overview, so you can make a more educated decision.
I will meet with you to learn about your needs, wants and expectations.
I will educate you about the present local real estate market and the need for having your financial options firmly in place. I will give you guidance as to how to best to do this.
At the end of the First Meeting you and I will decide if there is enough of a bond to establish a buyer, broker relationship and move forward.
WRITING THE OFFER
This is where my decades of experience and hundreds of sales comes into play. There is no substitute for experience.
I recently helped a buyer get a gorgeous home that was listed for $1,375,000. Knowing the properties strengths and weaknesses allowed me to take advantage of timing and circumstances where I was able to secure the purchase at $1,225,000 in a screaming sellers' market.
Also, as of this writing, I have won six of my last seven multiple offers that I have written for clients.
I will give you the best information I can, so you can make the best possible decision and I will use my experience to give you the best possible chance at succeeding.

Note: I personally review every document in every transaction from start to finish. I also plan to attend all signings of closing documents. I am informed by Title Officers, Loan Officers and Mortgage Brokers that: “Most other Realtors do not.” Over the decades I have caught many potentially costly mistakes during the escrow and at the signing of closing documents. I believe this is just part of the Standard of Care all agents owe their clients.
ESCROW MONITORING / COORDINATION
Assume nothing, I do not assume that anyone is doing their job, so I continuously follow up with everyone involved in the closing and I will guide you through the entire process. There is often a dance that occurs as the closing approaches. There is necessary coordination around moving out and moving in, etc. I will coordinate this process, so it can go as smoothly as possible. I will notify you as each of the final steps is completed by the Buyer and I will personally call you to let you know the minute I’m notified that that you are the proud owner of your new home.
POST PURCHASE FOLLOW-UP
I will follow-up with you and help with anything I can as you move forward.
I endeavor to attend all inspections when possible. I will review all inspection reports and advise on negotiating possible concessions where applicable. I have observed many different market conditions I have honed very productive negotiating skills that have proven to be very beneficial to my clients on both Buyers and Sellers.
